By reviewing investor guidelines and following up on missing documents, we ensure that the trailing document process is streamlined and completed in a timely manner.

Accurate and Organized Loan Files

Our final document indexing process ensures that all required information is accurately indexed in the client's LOS, leading to organized loan files and easier access to information for loan servicing needs.

Mortgage Post Closing Support

We understand that the mortgage process can be complex and stressful, which is why we offer a range of services to help streamline the process and ensure a successful closing. One crucial step in the process is the review of all closing documents, including disclosures, and working on PTF conditions to resolve all funding conditions before closing.

Our team of experts is trained to validate final closing documents, including closing disclosures, and conduct Post Close Underwriting QC, which covers credit, collateral, compliance, and the review of closing documents, including disclosures. We ensure that all calculations are correct and that all funding conditions are resolved before closing. This ensures that our clients can close their loans with confidence and avoid any unnecessary delays.

The Shipping Team is responsible for creating the Bundle and reviewing it for completeness. The shipper will also check that all investor-specific documents are in the pre-defined order. Once everything is intact, the loan will be shipped to the Investor or Agency, as applicable. The Shipping Team is also responsible for responding to the investor for any pre-purchase requirements and tracking the loan in the investor’s pipeline until the time it is purchased.

We understand the importance of accuracy in the mortgage process and, as such, conduct Auditing Signed documents, such as the Mtg, Final Title Policy, Name Affidavit, Assignment of Mtg, and Warranty Deed, for accuracy with LOS and guidelines. If the loan did not close properly due to improper data, we direct it to our Corrections Department to ensure that any necessary corrections are made. This is done to avoid any loss to the lender if the property needs to be resold in the secondary marketing.

At GrowQ, we take pride in providing efficient and effective services to our clients. We strive to ensure that the mortgage process is as smooth and stress-free as possible for everyone involved. Contact us today to learn more about how we can assist you in your mortgage process.
